  • Your holding deposit secures the property whilst referencing and checks are completed.

    If your application proceeds successfully, the holding deposit will usually be deducted from the monies due before move-in.

    There are certain circumstances where a holding deposit may be retained, such as providing false or misleading information during the application process. Full details will be provided before payment is taken.

  • Any alterations, decorating or changes to the property must be agreed in writing before work is carried out.

    This helps avoid misunderstandings and protects both you and the landlord.

  • We understand that life doesn't always go to plan. If your circumstances change, please speak to us as early as possible.

    We'll explain the notice requirements that apply to your tenancy and guide you through the process, helping to make your move as straightforward as possible.

  • Pets are not normally permitted in our shared houses.

    For some self-contained properties, pets may be considered subject to the landlord's approval and the suitability of the property.

    We'll always make any pet restrictions clear before you apply.

  • Emergency issues are prioritised immediately.

    Routine maintenance issues are acknowledged promptly and are typically arranged within a few working days, depending on the nature of the repair and contractor availability.

    We encourage tenants to report issues as soon as they arise so they can be addressed before they become larger problems.

  • Both options have advantages.

    A traditional deposit is refundable at the end of the tenancy, subject to any deductions that may be required.

    A deposit replacement scheme reduces your upfront moving costs but the fee paid to join the scheme is not refundable.

    We'll explain both options during the application process so you can decide which is right for you.

  • Provided your rent account is clear, the property is left in a similar condition to when you moved in (allowing for fair wear and tear), and any agreed charges have been settled, your deposit will be returned promptly following the end of your tenancy.

    We recommend keeping your room clean, reporting maintenance issues during your tenancy and attending your check-out appointment where possible.
